Selling a Storm- or Fire-Damaged House
Considering a sale after storm or fire damage? Sensible Property Solutions will consider the property on a case-by-case basis. Share what you know so we can assess whether a purchase in its current condition may be feasible.

A property review before committing to a selling route
Damage can leave you weighing repairs, ongoing expenses and the practical demands of ownership. A conversation with a prospective buyer can help you compare a possible direct sale with other routes, without assuming that a purchase will be available.
We consider single-family homes and residential properties with 1–4 units, with townhouses reviewed individually. Location, the extent of damage, safe access, occupancy, permits, title and other unresolved matters affect what we can consider.
What to tell us about the damage
- The full address, property type and whether anyone currently occupies the property.
- What happened and when, plus a plain description of known damage.
- Available photographs, repair scopes or professional reports, with their dates.
- Any access restrictions, official notices or work already underway.
- Whether an insurance claim is open, along with your asking price and preferred timing.
It is fine to say that the full extent of damage is unknown. Describe observations separately from a professional diagnosis. Do not enter an unsafe building or disturb damaged materials to collect photos for an inquiry. Follow local authorities’ guidance and use records you already have.
Compare the work and costs each route involves
If you are considering repairs before selling, compare the proposed scope, upfront spending, supervision, holding costs and uncertainty. For a direct sale, ask what the buyer’s written terms assume about condition, belongings and further review.
Our repair, list as-is or sell direct worksheet can help organize the comparison. The major-repairs guide covers the wider decision. Neither provides a valuation, repair diagnosis or purchase offer.
Questions about a possible damaged-property sale
Will SPS buy every storm- or fire-damaged house?
No. We review the property individually and may determine that a purchase is not a fit. Damage type or location alone does not establish eligibility.
Should I complete repairs before contacting you?
You may request a review before completing elective repairs. A conversation with SPS does not replace safety measures or your responsibilities to occupants, authorities, lenders or insurers. Discuss those matters with the appropriate professionals.
What if an insurance claim is still open?
Tell us the claim’s general status. Your insurer and qualified advisers should clarify how a proposed sale may affect the claim, proceeds and responsibilities. Do not assume that claim rights or proceeds transfer with the property or that a buyer will resolve the claim. Keep policy numbers and sensitive claim records out of a public inquiry.
What happens if there appears to be a purchase fit?
We discuss the property and your goals, identify information still needed, and may propose written purchase terms for your review. Any purchase is subject to a separate agreement and the review it requires. We work toward your preferred closing date once a purchase is agreed, subject to property due diligence and title review.
If the property is now empty, see our vacant-property guide for questions to organize alongside the damage review.
Tell us about the property as it stands
We will consider the details individually and discuss whether a purchase may be feasible. An inquiry does not guarantee a purchase or resolution of insurance, repair or title issues.
