Selling a Vacant or Problem Property

An empty house can still take time and money to manage. Before deciding what to do, organize the carrying costs, condition and practical work needed for a sale.

Discuss Your Vacant Property

Know what the property costs each month

Gather actual bills for mortgage payments, property taxes, insurance, utilities, yard care, security and necessary maintenance. Add travel or local management costs if you live elsewhere. Keep one-time cleanup and repair estimates separate from recurring expenses.

Check occupancy-related insurance questions with your insurer and property requirements with the relevant local authority. Do not assume an empty property has the same coverage or obligations as an occupied home.

Compare the work behind each option

  • Prepare and list: estimate cleanup, repairs, access for showings and the carrying period.
  • Keep or rent: consider readiness, management and whether ownership still fits your goals.
  • Sell as-is: compare the proposed price, written conditions, cleanup responsibilities and expected net proceeds.

Use our comparison worksheet to keep assumptions consistent. Avoid counting the same cost twice.

Make the property easier to review

  • Provide the full address and confirm who can authorize a sale.
  • Describe known damage, utilities and access restrictions.
  • Note any known notices, title concerns or unpaid property obligations.
  • Share your asking price and preferred timing.

Do not enter an unsafe building to take photographs. Describe access limitations so any later inspection can be planned appropriately.

Explore a purchase without committing

Sensible Property Solutions is a private investor. We review single-family homes and residential properties with 1–4 units; townhouses receive individual review. A vacant or damaged property is not automatically a purchase fit.

If a purchase fits, we discuss written terms. Cleanup, contents, access and closing responsibilities should be specified in the agreement. If a direct purchase isn’t the best fit, we can help you explore other selling pathways that support your goals.
