Selling a House With Delinquent Property Taxes
Behind on property taxes and considering a sale? Sensible Property Solutions considers these properties on a case-by-case basis. Tell us about the house, your asking price and known tax status so we can assess whether a purchase may be feasible.

Start with your property and your goals
Delinquent taxes are one part of the review. The property’s condition, ownership, title, outstanding obligations, location and available time also matter. We consider single-family homes and residential properties with 1–4 units; townhouses receive individual review.
Share what you know. You do not need to invent an asking price or guess at a balance to start a conversation. We may request further information before determining whether the property fits our acquisition criteria.
Information that helps us assess a possible purchase
- The full property address, condition and current occupancy.
- The approximate unpaid property-tax amount and the date of that information, if known.
- Whether you have received a collection, court or tax-sale notice, and any dates shown.
- Known mortgages, other liens or ownership questions that need review.
- Your asking price, preferred timing and what you want to achieve.
Use the existing inquiry form to share the property basics. Keep Social Security numbers, bank details and unredacted sensitive documents out of a public form. If records are needed, we can discuss an appropriate way to provide them.
How a possible sale would be reviewed
- Property review: our acquisitions team reviews the information and asks about unresolved details.
- Feasibility discussion: if there appears to be a fit, we discuss proposed price, timing and items needing title or closing review.
- Written terms: if we decide to proceed, the purchase terms are set out in a separate written agreement. You can review them and decide whether they meet your goals.
Any treatment of unpaid taxes, liens and closing costs must be confirmed for the particular transaction. Our selling-options worksheet can help compare proposed terms and estimated proceeds; it is not a title search or verified payoff statement.
Questions about selling with unpaid property taxes
Will SPS buy every property with delinquent taxes?
No. We consider each property individually. A purchase depends on the property, market, ownership, title, obligations and whether workable terms can be agreed.
Does requesting a review pause a tax sale or deadline?
No. An inquiry is only a request for property review. It is not an agreement or confirmation that a sale can occur before a deadline. Address notices and deadlines directly with the issuing authority and your qualified legal adviser; do not wait for our response to do so.
Who should confirm the tax balance and legal options?
Confirm current amounts and notice details with the relevant taxing or collection authority. A qualified attorney and the closing or title professional can address legal and transaction-specific questions. SPS’s role here is to consider a property purchase.
Can we work toward my preferred closing date?
Tell us your timing at the start. If a purchase is agreed, we work toward your preferred closing date, subject to completion of property due diligence and title review.
Also dealing with mortgage-payment difficulty or other financial pressure? Those guides can help organize the broader selling discussion.
Ask whether your property may be a fit
Share the address and your situation. We will consider the information individually; submitting an inquiry does not guarantee a purchase, price or outcome.
