Separate the property decision from debt advice
A home purchase review does not replace advice from an attorney, tax professional, lender or qualified counselor. If bankruptcy is pending or being considered, consult your bankruptcy attorney before negotiating or signing a property sale. The U.S. Courts bankruptcy overview explains why professional guidance matters.
If mortgage payments are the concern, contact your servicer and consider a HUD-approved housing counselor. An inquiry to us does not pause collection, foreclosure or court deadlines.
Focus on potential net proceeds
Collect the approximate mortgage balance, known liens, overdue property taxes and likely selling expenses. Ask the relevant professionals to confirm payoff figures and how obligations affect a proposed sale.
Compare an actual written purchase proposal with a realistic listing scenario. A sale price is not the amount available to you after all required payoffs and costs. The selling-options worksheet can organize estimates; it does not determine legal obligations.
Questions to ask before proceeding
- Who has authority to approve and sign a sale?
- Which dates and required approvals affect the timeline?
- What will the written agreement require from each party?
- Who will confirm the final payoff and proceeds figures?
For an initial property inquiry, share the address, condition, asking price and timing. Do not upload bank credentials, Social Security numbers or sensitive case documents.
What we can realistically offer
We are private real estate investors evaluating whether a purchase is feasible. We do not provide debt settlement, legal representation, bankruptcy services or guaranteed cash advances. Purchase terms are confirmed in writing.
If a direct purchase isn’t the best fit, we can help you explore other selling pathways that support your goals. You choose how to proceed.
